Refuse Planning Permission

The proposal by the virtue of to its design, scale, bulk, and positioning relative to the neighbouring properties, the proposal would result in an incongruous form of development that fails to respect the rhythm of the built form within the
streetscape. Additionally, the two- storey side extension would not be sufficiently subordinate to the host dwelling. As a result, the proposal would not harmonise well with the design of the main dwelling and would have a detrimental impact on the character and appearance of both the host dwelling and the surrounding area. As such, the proposal would be contrary to the requirements of Policy CS17 of the Core Strategy 2011, Policy DM2 of the
Development Management Plan 2015, the Design Code 2024 and the NPPF
2024.
2. It is considered that the proposed development would adversely affect the
residential amenities of neighbouring property no. 17 Oaken Lane by reason of
overlooking. The proposal is considered not to be in accordance with Policy
DM2 of the Development Management Plan 2015.
